exclusively for members who require approval for buildings and structures such as retaining walls,

sheds and verandahs.

What is building certification

Building certification in South Australia is a regulated process under the Planning, Development and Infrastructure Act 2016 (SA) that ensures building work complies with the Building Code of Australia (BCA), which forms part of the National Construction Code (NCC), as well as relevant Australian Standards and prescribed legislation.

Building certification is carried out by accredited building certifiers, who are professionals responsible for assessing building plans, specifications and documentation to determine whether proposed building work meets the applicable building laws.

What structures require approval?

All Class 1 buildings (dwellings) require an approval unless specifically exempt; Class 10 structures (outbuildings) may require approval depending on their size and location. As a guide, the following list provides examples of structures that need approval.

  • Sheds greater than 15msq in floor area and/or higher than 2.5 metres
  • Verandahs attached to buildings 
  • Retaining walls higher than 1 metre 
  • Rainwater tanks that have a floor area greater than 15sqm and/or volume greater than 60 000 L 
  • Fences higher than 2.1 metres

HOW DO I USE THIS SERVICE?

To engage MLSA's building certification service, the following steps are typically involved.

1. Initial Member Engagement - The MLSA member completes the Client Engagement Form and provides drawings, engineering details, site information and project scope for the initial assessment. MLSA provides an invoice outlining the fee for the service.

2. Pre Assessment Review - MLSA reviews the submitted documents for completeness and identifies any missing details

3. Building Rules Assessment - the MLSA member lodges the final documents on the SA Planning Portal and nominates Blueprint Certifiers and Designers as the Building Certifier. Once complete, the certifier evaluates compliance with the NCC, relevant standards and local requirements.

4. Issue of Building Consent - Once the certifier is satisfied, a statutory Building COnsent is issued within the SA Planning Portal.

5. Notification - The SA Planning Portal notifies the member of the final decision.
